DOMI – HOUSE RULES AND LIABILITY POLICY
This House Rules and Liability Policy (“Policy”) forms an integral part of the Short-Term Rental Agreement (“Agreement”) entered into between the Guest and DOMI (“The Company”) for the rental of a property (“Rental Unit”). By completing a booking, the Guest acknowledges and agrees to be bound by the terms outlined herein.
1. Check-In and Check-Out
Check-in is permitted from 16:00 on the scheduled arrival date.
Check-out must occur no later than 11:00 on the scheduled departure date unless expressly authorized in writing by The Company.
Unauthorized late check-outs will incur an additional charge of €55 per hour, or part thereof, after 11:30. Any extension of stay must be requested and confirmed at least 24 hours in advance.
2. Identification and Pre-Check-In Requirements
Prior to check-in, all guests must complete the digital pre-check-in process, which includes:
Submitting a valid government-issued identification document;
Electronically signing this Policy and Agreement; and
Providing the required security deposit or damage waiver as defined in Article 9.
Failure to complete these requirements will result in denied access to the property without any entitlement to refund.
3. Occupancy and Access
Guests shall have full access to the Rental Unit, except for any areas marked “DOMI Employees Only.”
The number of guests occupying the property shall not exceed the number stated in the booking confirmation. Unauthorized overnight guests or visitors are strictly prohibited and will result in a charge of €50 per person per night.
Exceeding the approved occupancy limit constitutes a material breach of this Policy and may result in immediate termination of the stay without refund.
4. Conduct, Noise, and Events
The organization of parties, gatherings, or events of any kind is strictly prohibited.
Guests shall respect the residential nature of the property and maintain a reasonable noise level at all times.
Between the hours of 22:00 and 07:00, silence must be observed.
Noise detection technology may be installed within the property to monitor excessive sound levels.
Violations of this article are subject to fines up to €300 and may result in immediate eviction without refund.
Tampering with noise detection or safety devices is expressly forbidden.
5. Smoking Policy
Smoking is prohibited inside the Rental Unit.
Smoking is only permitted in designated outdoor areas.
Evidence of smoking inside the premises, including odor, ashes, or burns, will result in a €300 cleaning and deodorizing charge.
Tampering with smoke or carbon monoxide detectors is strictly forbidden and may result in immediate eviction.
6. Pets and Service Animals
Pets are not permitted on the premises.
Service animals may be accommodated without additional charge, provided that advance notice and official documentation are submitted prior to arrival.
Failure to comply may result in the stay being cancelled without refund.
7. Safety, Use of Furniture, and Equipment
Guests shall use all furniture, appliances, and amenities in a safe and responsible manner.
The Guest assumes full liability for any injury or damage resulting from misuse, including the use of bunk beds or other elevated furniture.
The Company and the property owner shall bear no responsibility for accidents, injuries, or death resulting from negligence or unsafe behavior.
Possession or use of fireworks, candles, firearms, or hazardous materials is prohibited.
Video surveillance may be operational in public or shared areas such as entryways, parking zones, and lobbies for safety purposes.
8. Cleanliness and Maintenance
Guests are required to maintain the Rental Unit in a clean and orderly condition.
Daily housekeeping is not included unless otherwise stated in the booking details.
Any damages or maintenance issues must be reported immediately to The Company.
Unreported damage discovered after departure may be deducted from the security deposit or charged to the Guest directly.
9. Security Deposit and Damage Waiver
A security deposit of €300 is required for all stays.
This deposit will be processed via the third-party platform SuiteOp prior to check-in.
Alternatively, at DOMI’s discretion, a damage waiver may be applied at a rate of €20 per day, with a maximum charge of €150 per stay.
The deposit or waiver covers potential damages, missing items, excessive cleaning, or violations of this Policy.
The Company reserves the right to make deductions or claims for any related costs.
Where applicable, deposits will be released within 7 days following the check-out date, subject to satisfactory inspection.
10. Parking
Guests shall use only the parking areas designated for their stay.
Blocking neighboring driveways, parking on lawns, or obstructing access is strictly prohibited.
11. Mail and Deliveries
Guests are not permitted to receive mail or packages at the property.
DOMI assumes no liability for lost, refused, or returned mail or deliveries.
Guests are advised to use local postal or parcel collection services.
12. Waste Disposal
All household waste must be disposed of in the designated bins and recycling containers.
Trash may not be left outside the unit or in shared hallways.
13. Property Access and Inspections
The Company, its agents, or contractors may access the property at reasonable times for maintenance, repairs, or inspections.
In cases of emergency, access may occur without prior notice.
Guests shall not unreasonably withhold consent to entry.
14. Prohibited Conduct
The following activities are strictly forbidden:
Illegal or immoral conduct, including pornography production or prostitution;
Commercial filming, photography, or business operations without written approval;
Loitering, solicitation, or disturbance of neighbors;
Modifying, relocating, or removing furniture or fixtures;
Generating unsanitary conditions, excessive waste, or offensive odors.
Violations may result in immediate eviction, forfeiture of fees, and fines up to €300.
15. Liability and Indemnification
The Guest acknowledges and accepts full responsibility for the safety and conduct of themselves, their guests, and visitors.
DOMI, the property owner, and their affiliates shall not be liable for injury, loss, or damage to persons or property arising from the Guest’s stay or activities on the premises.
The Guest agrees to indemnify and hold harmless DOMI, the Owner, and their representatives from any claims, damages, or expenses resulting from use of the property, negligence, or breach of this Policy.
The Guest understands that the property insurance maintained by the Owner does not cover personal belongings or travel-related losses and is encouraged to obtain adequate travel insurance.
16. Lost and Found
Personal items left behind will be retained for a maximum of six months.
Shipping or retrieval costs shall be borne by the Guest.
17. Communication and Support
DOMI provides digital guest support via its integrated communication platform.
After 21:00, inquiries will be handled by an AI-powered support assistant capable of addressing standard questions and issues.
For urgent matters requiring immediate attention, the DOMI emergency contact number remains operational 24 hours a day, 7 days a week.
18. Respect for Property and Neighbors
Guests shall treat the Rental Unit with care and respect, and conduct themselves in a manner that does not disturb neighbors or the surrounding community.
Breach of this article may result in immediate termination of the stay without refund.
19. Governing Law
This Policy and any disputes arising hereunder shall be governed by and construed in accordance with the laws of Belgium.
Jurisdiction shall rest with the competent courts of the locality in which the property is situated.
20. Acknowledgment
